Campus Commons Complex Trades for Nearly $41M

The 238,000-sf office complex known as Campus Commons has found a new owner in the Bernstein Cos., which recently acquired the property from insurance and financial services provider USAA in a $40.5-million transaction. USAA had occupied the two-building property for five years before relocating its offices to Norfolk, VA in 2002. Today, one of the two six-story, 120,000-sf structures is nearly fully occupied by Titan Corp., while the other structure is being marketed for lease to one or several tenants.

"Campus Commons offers a rare opportunity in today’s market for a large corporate tenant to have its own dedicated building with Dulles Toll Road visibility and signage," says the Bernstein Cos. president Adam K. Bernstein. "Tenants enjoy reasonable rental rates in an extremely convenient location, just off the Dulles Toll Road at the Wiehle Avenue interchange."
