Our BUSINESS LINES

The Bernstein Companies development team manages all aspects of real estate development. This includes acquisition, rezoning, master planning, entitlements, design, and construction processes. Our development focus over the last decade includes urban areas throughout the Mid-Atlantic and Midwest with over 3 million sf in new construction completed. Recent projects include Marriott International’s 1,000,0000 sq ft Global Headquarters and adjacent Marriott Hotel, 500 units of multifamily near the Southwest Waterfront in Washington D.C., and the ongoing redevelopment of iconic Midwest office towers into 1500 apartments.

Most recently, our skilled team of professionals have successfully executed the conversion of 1 million+ square feet of historic office space into multifamily units with an additional ~1 million sf under development.  Our adaptive reuse projects skillfully leverage Federal Historic Tax Credit (HTC) equity, along with the use of state and other alternative equity sources where applicable.

The Structured Finance division of The Bernstein Companies utilizes tax credit and other incentive-based programs, such as Opportunity Zones and Commercial PACE, to finance community and economic development projects nationwide. Initially created in 2003, we became pioneers in the Federal New Markets Tax Credit (NMTC) program, and we remain one of the most active participants in that industry today, having closed over $2 billion of these transactions.  In total, over the last two+ decades, our Structured Finance division has closed approximately $3 billion of financing across a myriad of federal and state programs, including but not limited to: Historic & Mill Tax Credits, Brownfield Tax Credits, Renewable Energy Tax Credits, Low-Income Housing Tax Credits and Rural Investment Tax Credits.
