The Bernstein Companies Breaks Ground on 187-unit Apartment Building in Southwest DC
The Bernstein Companies announces the commencement of construction on 301 M Street, SW (“301 M”). This 187-unit luxury apartment building is an eleven storied development designed by Maurice Walters Architect, Inc. This ground-up development integrates thoughtful and sustainable design with all the conveniences of urban living. The project includes numerous amenities such as balconies, an outdoor rooftop lounge with extraordinary 360° views of DC, grills, a fire pit, a dog run, underground secured parking spaces, bike parking spaces, a bike work area, a state of the art fitness center and a street-level courtyard to unwind. Targeting LEED Silver, the sustainable property is being constructed by the Whiting-Turner Construction Company and is set to deliver in the first quarter of 2018.
Steps from the Waterfront Metro station (green line), the project has direct access to Southwest’s network of bike, foot, metro, bus and car transportation options. In addition to the green line Metro station, 301 M is flanked by I-295, I-395 and I-695, and connected to the 28-mile Anacostia Trail – giving residents a multitude of ways to explore the city and region.

The Bernstein Companies has been involved with the project since acquiring the neighboring buildings at 1001 and 1101 3rd Street SW in partnership with the tenants. Following purchase of the land from the District of Columbia in 2006, TBC began planning the first phase of the project, which involved a full renovation of the 1101 building and conversion of the project from apartment to condominiums, now known as Waterfront Tower Condominium. Waterfront Tower Condominium, which delivered late in 2009, won the Delta Associates award for Best Condo Conversion of 2010 and was sold out by early 2011. Construction on 301 M marks the next phase in the redevelopment of this historic I.M Pei site. Ultimately the site will include a matching apartment building at the intersection of 3rd and K Streets SW and the renovation of the building at 1001 3rd Street SW. This dynamic development will continue to breathe new life and opportunity into the Southwest community.
